  • "In the past, association-led urban renewal projects were hindered by funding difficulties stemming from limited professional capacity of the associations, disputes over owner contributions, friction between associations and contractors, and various irregularities. To remedy these issues and promote efficient urban regeneration, the Urban and Residential Environment Improvement Act was amended in March 2016, introducing the trust-type urban renewal model.

    In December 2015—prior to codification—KORAMCO secured the Anyang Hogye·Seonggwang·Shilla integrated reconstruction, delivering Korea’s first completed trust-type urban renewal project; today, KORAMCO continues to lead such projects on behalf of land and other owners with greater speed and transparency."

The integrated reconstruction of Anyang Hogye·Seonggwang·Shilla Apartments had remained stalled for over eight years after the association’s authorization in 2007. Once KORAMCO was appointed as project agent, we completed groundbreaking, sales, and final delivery in just 40 months—proving the viability of the trust-type urban renewal model.

Rebalancing leveraged vs. completion-guarantee trusts
"A Leveraged Land Trust is a structure in which the trust company deploys its own equity into a development. While this entails greater risk for the trustee, fees are materially higher than for non-leveraged trusts.

By contrast, a Completion-Guarantee Land Trust is a product in which the trustee guarantees completion to the contractor; absent special circumstances, the trustee’s own capital is not deployed, enabling relatively more stable returns.

In response to recent real-estate market shifts, we have lowered the share of leveraged trusts and increased completion-guarantee mandates, thereby enhancing operational stability through a flexible rebalancing of the mix."
